Role Overview:
We have partnered with a leading Real Estate Investment Firm in search of a Director of Investments – Real Estate to drive the growth of the firm’s real estate division. In this role, you will be responsible for sourcing, underwriting, and managing private real estate investments, ensuring the firm’s success in expanding its investment platform.
The ideal candidate will combine institutional investment expertise with the flexibility needed to thrive in a dynamic, entrepreneurial firm. You’ll need to balance strategic oversight with hands-on execution, being comfortable working both as a senior leader and individual contributor. The role requires someone who takes ownership, seeks solutions, and is ready to wear multiple hats to drive results.
As Director of Investments, you will oversee the firm’s profitability and investment strategy, leveraging your experience, as well as the tools, relationships, and resources within the firm, to support continued growth.
Key Responsibilities:
Investment Strategy & Firm Growth:
- Contribute to the development of the firm’s long-term investment strategy, including portfolio expansion and capital allocation.
- Lead and actively participate in investment committee discussions and strategic decision-making.
- Design and implement scalable processes for investment evaluation and asset management as the firm continues to grow.
- Evaluate and integrate financial technology and data analytics tools to enhance operational efficiencies.
- Oversee legal compliance and the annual tax strategy, coordinating with professionals as needed.
- Support capital market analysis and engage with family offices, advisors, and institutions on investment opportunities.
Investment Sourcing & Underwriting:
- Own and manage the investment pipeline, identifying and selecting new acquisition opportunities that align with the firm’s strategy, sourced from both existing strategic partners and direct acquisitions.
- Conduct comprehensive financial modeling, underwriting, and risk assessments for potential investments.
- Develop advanced investment models, including capital stack structuring, sensitivity analysis, and waterfall modeling for complex equity and debt structures.
- Perform thorough due diligence on market conditions, asset performance, and partner/operator capabilities.
- Prepare and present investment memorandums and recommendations for internal review and investor discussions.
Asset Management:
- Monitor asset performance to ensure investments meet or exceed the targeted returns at the portfolio level.
- Advise on and implement strategies to enhance asset profitability and operational efficiency.
- Track key performance indicators (KPIs), financial performance, and budget adherence to optimize investment outcomes.
- Act as the primary liaison with operating partners, third-party property managers, and financial stakeholders.
- Ensure high-quality investor reporting that clearly communicates asset performance and future outlooks.
Required Qualifications & Experience:
- 10+ years of experience in real estate investment, combining institutional training with the adaptability of working in a boutique firm.
- Expertise in private equity real estate underwriting, structuring, and execution.
- A strong background in multifamily real estate is preferred, although experience in other asset classes (office, retail, industrial, private credit) will be considered if coupled with operational real estate and private equity experience.
- In-depth knowledge of financial modeling, risk analysis, and investment thesis development.
- Demonstrated ability to independently execute deals while maintaining a strategic perspective on portfolio growth.
- Strong understanding of market dynamics, economic indicators, and investment cycles.
- Proven experience managing relationships with operators and capital partners to enhance investment performance.
- Advanced proficiency in Excel, CoStar, Yardi, Juniper Square, and other market research tools.
- Exceptional communication, priority management, and stakeholder management skills.
- Ability to adapt to changing priorities and work demands.
- Highly resourceful, organized, and skilled in managing competing priorities.
- Strong equity relationships and the ability to contribute to capital raising is a plus.
